Holgate Square

CHG, working with general contractor Anderson Construction Group, completed the four building, 20,000-square-foot Holgate Square on Airport Way and Hoglate Street just south of downtown Seattle. The complex, owned by Puget Properties, provides flexible industrial workspaces that can be divided into various sizes depending on the tenants needs.

Designed by Johnson Architecture & Planning, the buildings fit into the industrial character of the neighborhood, feature natural light and large volumes of space with wood mezzanines, glazed roll-up doors and durable low-maintenance finishes.

The metal buildings and roof panels were manufactured by VP Buildings and CHG added upgraded architectural sheet metal exterior cladding. A variety of materials enhance the project’s appearance - exterior wall panels are Mini-V-Beam by AEP Span, and feature flat Century Wall insulated wall panels by Kingspan API at the storefront entries and Simple Saver insulation from Therm-All Insulation with a matt black vapor barrier, which is left exposed but can be covered by more traditional interior finishes. To keep mechanical units off the roofs of the three tightly grouped buildings, each one has a second mezzanine for mechanical equipment. Wall louvers provide ventilation for the mechanicals.

CHG designed and provided the canopies and sunscreens and also worked with Johnson Architecture and KPFF Engineers to develop a foundation/sub structure for the buildings.
